Modify building drawings in PDF format (use Revu Bluebeam or other appropriate PDF editor) in response to local building department comments necessary to obtain a building permit for a small house in Redwood City, CA. I will provide the drawings in PDF format and comments from the building department that need to be addressed.
Comments from building department:
1) Sheet: A0.1
a) General Note #1 - Revise from "County of San Mateo" to "Redwood City"
b) Window #4 should be an "Egress" window; window #5 should be Tempered glass.
c) Project Information should clearly note, "(N) ADU, detached, 420 SF"; also add "(N) ADU" above the "Winter House" for the Project name.
d) Revise Occupancy Type from "R-1" to "R-3"
2) Sheet A1.0
a) Show clearly on the Site Plan the path of travel to the ADU from the public sidewalk. Show unit address to be "359B" and it is visible from the sidewalk. Please apply for a new address for this unit at the Permit counter. The new address shall be "359B D street" The fee is $391.
b) Show construction detail of new utilities passing through the existing foundation. Show joint trench and any patch details.
c) Match the location of the new utilities shown on the Site Plan vs. sheet A3.2 Show ejector pump for the sewer line, if required. Show hot water heater and the mini-split pump and its concrete pad.
d) Delete notation of any site drainage onto the street. Engineering Department approval required.
3) Sheet A2.1
a) Clarify the overall ADU dimension. Match with the Foundation Plan on A2.0
b) Clarify shearwall locations. Match with the Foundation Plan on A2.0
c) Revise the main entrance door type. (Shown as a closet door)
4) sheet A2.2
a) Revise Ridge Board size to be one size larger than the rafter size.
b) Show spacing for all roof framing members; show blocking as required; show attachment details at rater-to- ceiling joist-to-top plates. Show rafter to ridge board attachment detail - show type of fastener.
5) Sheet A3.0
a) Show UFER at the main panel; show receptacles to be Tamper Resistant; show CO and SD to be interconnected.
b) Show all lights to be high-efficacy.
6) Sheet A4.1
a) Show roofing to be Class "B" min.
7) Sheet A5.0
a) Show “NO Storage allowed” in the attic space.
8) Sheet A6.0
a) Detail 1 – Show #4 rebars 18” O.C. E.W. for the concrete slab.
Show “Approved Moisture Barrier: 6 mil min “Moistop” or “Stego”
Revise 6” separation to 8” from grade to sill plate
Note “Washer” to be 3” square x ¼” thick
b) Detail 3 – Show Roofing to be “Class “B” min” ( indicates “Addendum”? delete)
Show 1:150 venting area calculation, and show baffle to prevent the insulation from blocking the vent holes
c) Delete details 7 and 8. Not applicable?
Please revise the site plan to show the following items, the City’s utility block map is attached for your information.
a. Verify that the north arrow is point the correct direction
b. The existing 8” PVC water main on D Street.
c. Label the existing 5/8” water meter and show the existing 1” water service.
d. The location and size of the existing sanitary sewer lateral
e. The locations of all existing and proposed drainage facilities, see item 2 for more
f. Please delete note regarding silt fence as filter for construction dewatering.
