Ocean Pines home - looking to remove a wall (bearing???) between the LR and Kitchen. Supposedly, the home was delivered as two modular section with right-angled trusses, joint upon install. Theoretically, this should move loads to endwalls, as is typical. However...... Anyhow, pls review my contractors screenshots of today, and his comments. We are a retired fixed income couple who would love to open up that house but LVL or the like will simply bust our budget. Aso, they would protrude down from the ceiling, offsetting the anticipated aesthetics. As an engineer who had dabbled with TruCalc. isn't it possible to sandwich 2 - 2x6's a span of 14', one end resting on and endwall with footer and the other end resting on a lolly column which is located directly above a footer. Also, most of the timber design is based on a snow load triple that of the dead load - never seen a roof collapse in my lifetime - how about I promise not to let the snow build over 1'... LOL. In any event, can you put on your thinking cap and let me what what you would charge for a cost effective design, given the parameters I've laid out. Feel free to call with questions - 410.279.4205.
