We are an ISP in oregon that is involved with web hosting. One of our realtor clients has asked us for pricing to develop a real-estate listing engine. There are many examples of this type of application out there, such as: [login to view URL] or [login to view URL] This project is for PHP programming only, not web design. The rest of the website(s) design will be completed by us. This will be used as a drop-in module for us when hosting real-estate websites. It needs to be able to operate on multiple sites and be easily customizable as to look-and-feel. The website visitor (potential customer) enters search criteria for a home. The customer should be able to do basic and advanced searches. The listings are returned with thumbnail pictures in a summary screen 10 at a time. The customer can click on individual listings to see more detail, and more pictures if available. There are at least two input screens (basic and advanced), a summary browse screen, and a detailed browse screen. See the reference sites for ideas on how this should be implemented. Useability and searchability is important. I want extensive searching abilities. These sites are all driven by a mysql database that gets updated daily from www.rmls.com. The database update code has been written by us and is currently in operation. Your code must work with our schema. See attached for schema. The images for all properties are stored as blobs in one table with the listing ID and image number. There can be multiple images per property. You need to be able to re-size images for thumbnails, and allow the user to cycle through the larger versions in some friendly manner. The project needs to allow for a visitor to create an account, and "log in" to have searches memorized, with email notification daily of new or changed listings that match search criteria. You will need to write the web forms for this purpose, along with password reminders, modification of stored searches, customer account modification screens, database schema, and whatever else is appropriate. You will also need to write the code that runs nightly to send out the results of new listings to people that have subscribed to this service. I think it would be acceptable to just email them some basic information, with a link to a MLS lookup on the main site for the full view. Remember this needs to be able to be used by multiple competing firms, and the schema, account management, and code for everything needs to take that into account. The site owner needs to be able to log into a management area and prospect the leads for customers that have created accounts and stored searches. The site owner also needs to be able to manage "featured listings". These are listings which he will enter the MLS (unique) numbers for, and they will rotate on the homepage of his site. This will also be used by multiple competing firms. The database can be the same, but the link and what it looks like and displays will differ on each site that incorporates your backend. There are confidentiality concerns with actual database. The database contains sensitive information that is not to be displayed to the public. The programmer selected will need to sign a NDA to gain access to the live data (if needed). Actual street addresses are never to be displayed. There is also a similar open-source application available at [login to view URL], but it is for a closed environment and different data model. I suspect it will be less work to write-from-scratch than to modify open-realty to suit our requirements.
