Heavy rains are finding their way into my basement through a wall crack and beneath the backdoor because the neighbouring lots sit noticeably higher than mine. I need a professional assessment of the whole perimeter to pinpoint exactly where the ground is letting water flow toward the house, then complete grading that sends runoff safely into the yard and away from the structure. Scope of work • Walk-around inspection, soil level survey (laser level or similar) and clear diagnosis of all low spots. • Re-grade around the entire house to establish a continuous slope that directs water out toward the yard in general, not toward the foundation or backdoor. • Recommend and, if agreed, install any supplementary solutions—French drain, drain tile, swales, or a small retaining wall—if grading alone cannot achieve reliable drainage. Once the water issue is solved I plan to move straight into hardscaping and landscaping, so advice on how today’s grading will tie into future patios, plant beds, or edging is welcome. Deliverables 1. Written assessment with marked-up site sketch showing high/low points, proposed slopes, and any drainage features. 2. Completed grading with photographic proof and level checks. 3. Optional add-on estimate for the follow-up hardscape/landscape phase. The job will be considered finished when a simulated heavy-flow test (garden hose or rainfall) shows no water entering the basement or pooling against the foundation.

Hi — I’m Jann, a talented civil engineer and landscape architect with extensive experience in residential grading and drainage. I’d like to help resolve the heavy-rain infiltration at your basement by performing a full perimeter walk-around inspection and a soil level survey using a laser level to identify low spots. I will re-grade around the house to create a continuous slope that moves runoff away from the foundation and backdoor. If grading alone won’t provide reliable protection, I’ll recommend—and can install if you approve—supplementary solutions such as a French drain, drain tile, swales, or a small retaining wall. Deliverables include a written assessment with a marked-up site sketch, completed grading with photographic proof and level checks, and an optional estimate for follow-up hardscape or landscape work. The job will be validated by a simulated heavy-flow test showing no water entering the basement or pooling against the foundation. I’m ready to start with scheduling the site visit—when would you like me to inspect the property?

Hi, I'm a licensed professional engineer with 20+ years of experience in civil engineering, site drainage, and residential grading projects. I understand you're dealing with water entering your basement due to higher neighboring lots, and you need a practical grading solution that will also set the stage for future landscaping. - I'll do a full walk-around inspection and measure soil levels to spot all drainage problems. - You'll get a written assessment with a clear site sketch showing high and low points, slopes, and any needed drainage features. - I'll re-grade around your house to make sure water flows out toward the yard, not toward the foundation or backdoor. - If grading isn't enough, I’ll recommend and, if you want, install things like a French drain, tile, or a small retaining wall. - After the grading, I’ll run a simulated heavy-flow test to confirm water is no longer entering the basement. I've helped several homeowners with similar yard grading, foundation drainage, and follow-up landscaping in areas with tricky elevations. Could you tell me if you already have a recent site survey or plot plan available? If you select me, I will satisfy you. Best Regards, Rey

I have experience evaluating residential drainage issues and developing practical, long-term grading solutions to protect foundations and basements from water intrusion. I can perform a complete site assessment and provide a drainage plan tailored to your property's conditions. My approach includes a walk-around inspection, laser level survey (or equivalent), identification of low spots, and evaluation of how neighboring elevations influence runoff. Based on the findings, I will recommend the most effective solution, whether regrading alone or a combination of grading with drainage improvements such as a French drain, drain tile, swales, or a retaining wall. The grading plan will establish positive drainage away from the foundation and backdoor while considering your future hardscape and landscape plans, ensuring patios, planting beds, and edging integrate seamlessly with the finished grades. Deliverables include a written assessment with a marked-up site sketch showing existing and proposed grades, drainage features, completed grading documentation with photos and level verification, and an optional estimate for the next phase of landscaping and hardscaping. My goal is to deliver a durable drainage solution that prevents water from reaching the foundation and provides a solid base for your future outdoor improvements.

Hi there, I have extensive experience conducting professional drainage assessments and full perimeter re-grading for residential properties with basement water intrusion issues, including situations where neighboring lot elevations create persistent hydrostatic pressure and surface runoff toward the foundation. I will begin with a thorough walk-around inspection and precision soil level survey to diagnose every low spot, wall crack entry point, and backdoor threshold vulnerability around your entire perimeter, then execute a complete re-grade establishing a continuous, code-appropriate slope that reliably redirects all surface runoff away from the foundation and toward the yard — supplemented by a French drain, swale, drain tile, or retaining wall wherever grading alone cannot fully resolve the water pathway. Every deliverable, from the written assessment with marked-up site sketch and proposed drainage features to completed grading with photographic documentation, level verification, and a simulated heavy-flow test confirming zero water entry, will be handed over with an optional hardscape and landscape tie-in estimate so your next phase starts on a perfectly prepared site. Let's go. Best regards, James

Hello, I can provide a comprehensive site drainage assessment and grading plan to resolve the water intrusion affecting your basement and backdoor. The first step will be a detailed perimeter inspection, including elevation measurements using a laser level or equivalent equipment, to identify low areas, improper slopes, and the paths by which runoff from the neighboring higher lots is reaching your foundation. Based on the findings, I will develop a grading solution that establishes positive drainage away from the house while considering future hardscape and landscape improvements. If grading alone is insufficient due to site constraints, I will recommend appropriate supplemental drainage measures such as a French drain, foundation drain tile, swales, catch basins, or a retaining wall, with each recommendation supported by the site conditions. The final documentation will include a marked-up site plan, grading recommendations, proposed drainage features, and guidance to ensure the grading integrates seamlessly with future patios, planting beds, and other landscape elements. I look forward to reviewing photos, a survey (if available), and discussing the site conditions to develop the most effective long-term drainage solution. Best regards,

Hello, I’d like to help resolve the drainage issues around your home and protect the basement from future water intrusion. I have experience diagnosing grading problems, using laser levels and similar tools to identify low spots, and implementing yard re-grading and drainage solutions that move water safely away from foundations. My approach will be to: Perform a full walk-around inspection and elevation check of the perimeter to document all areas where water is being directed toward the house. Re-grade around the structure to establish continuous positive slope away from the foundation and backdoor, in line with best-practice lot grading guidelines. Recommend and, if needed, install supplementary measures such as French drains, swales, or a small retaining wall where grading alone is not sufficient. You’ll receive a written assessment with marked-up sketches, photo and level confirmation of completed grading, and an optional estimate for follow-up hardscaping/landscaping that builds on the new drainage plan. I’ll also perform a hose or rainfall-style test with you to confirm that water no longer enters the basement or pools against the foundation. Would you prefer the initial assessment to be scheduled during or immediately after a heavy rain so we can observe active drainage patterns on-site?
