I am looking to build a site from scratch then monetize it.
I have asked some brokers and apparently these are the sites that work, provided that they are designed and set up properly...

Some hot topics that are easy to monetize are mobile games, programming languages, jobs/career sites, android, apple, apps, travel, baby/parenting, dating, diet, financial/credit any of these do well but also have multiple streams of revenue outside of adsense.
Start up estimates given by a broker:
6.95 for hosting, domain, and Cms, a back link person at around 6 bucks and 40 hrs( which can be altered somewhat), content around 3-400, site design can wait we can go with a stock template if you'd like, and newsletter software - we can start with something like mailchimp which is free and then a monthly charge or go with a system that is built for newsletters specifically which is 500 a year (which I'd recommend)

Can you spend 1 month on this....about 40hours in total. Please quote us for the whole project including start up costs.

The niches you mentioned are very profitable for an authority site yes but most of them are saturated and overcrowded so it's not going to be easy at all Julian :) I'm just being honest with you. P.s. I would recomme Plus
