Real Estate Financial Modeling Templates

Trying to create a few templates for real estate analysis and budgets.
Need to make it very dynamic so I can input a few sale dates / cap rates or sale prices, do some sensitivity analysis and have outputs update a report tab
I'm trying to get away from using Argus so I want to start with just having you create a rent roll page that can output the base rent and expense reimbursements. There would be inputs for assumptions to lease up the vacancy and what happens when the tenant expires. Also some capital expense costs associated with the lease up and timing of payments.
There's a few more layers that make the model more complicated after this such as debt funding sources and JV waterfalls.
However, I have a lot of random templates already you could use as guidance for modeling formulas,
There will be quite a few iterations, I'd imagine this could be a 40-80 hour project so looking for someone with a good team of excel knowledge.
Posted under the $8/hr category but can certainly go higher if you are efficient and a good financial modeler
