Design of 3 Units to suit 57 Mary St, Papanui, Christchurch, New Zealand.
Design must comply with all Christchurch City Council rules – site coverage, recession plan, outdoor living space, distance from boundaries, height restrictions, building code compliance etc.
Each unit likely to be 2 storey
Ground floor of each unit: Kitchen, living area / lounge – with connection to outdoor living area which faces north or north west, bathroom, 1 bedroom / potentially could be 2nd living area, internal access garage, at least 2 units to have garaging for 2 cars. Approx 120 – 140 sqm
1st floor of each unit: minimum 2 bedrooms and bathroom, could be 2 bedrooms / 2 ensuites, if space over garage is available could be storage, 3rd bedroom, living area. Approx 60 – 80 sqm
Each bedroom 16sqm+
Building materials: corrugated iron roof, brick, plastered concrete block - ground level
2nd storey can be same as ground level or alternative low maintenance cladding – weather board etc., not keen on a plaster over polystyrene systems.
Windows - double glazing
Each unit to have own entrance – no shared drive
Units can be attached [share a common wall between them] or stand alone
Heating – more than likely will be heat pumps
