A detailed competitive assessment will then be carried out to benchmark existing and planned apartment developments in terms of occupancy levels, rents, incentives, product quality, and on‑site amenities. Based on this market evidence, the project will test the marketability of the proposed scheme, including the number of units by bedroom type, indicative rents, absorption pace, and key design and amenity features required for competitive positioning. Financial projections (stabilised occupancy, revenue, operating costs, and basic return indicators) will be prepared to assess overall feasibility and to identify critical risks and sensitivities, such as changes in vacancy or achievable rents.
