I need site-specific structural details and certification from a licensed structural engineer due to easement issues affecting an existing shed on my residential property. Requirements: - Assess impact of easement on existing structure (shed). - Provide detailed structural drawings. - Certify compliance with local building codes. - Licensed in relevant jurisdiction. Ideal Skills: - Experience with residential easement issues. - Strong knowledge of local building regulations. - Proficient in structural engineering for small structures. Please include relevant experience in your bids. FURTHER INFORMATION: When we purchased our property, we were unaware of the easement compliance issues with the existing pool shed (caused by our neighbour) and the subsequent regulatory approach by ICON towards our request for a conditional approval of the existing structure (it was already in place when we purchased the property) – we have submitted two conditional approval requests with ICON Water that has become an onerous process and that ICON Water now requires the following: Any structures including pool shed & pool filter, retaining walls, roof/ eaves within the zone of influence must be structurally designed. Site specific structural detail and certification from a licensed structural engineer confirming the stability of the structure in the event of a full depth excavation of the pipe protection envelope must be submitted. What is of concern to me is that the ICON Water compliance officer is ignoring several issues - there is already a retaining wall and a fenceline within the 'zone of influence' and his continued reference to the pool filter is irrelevant as it is not a fixture and can be removed at anytime - also, the pool piping is outside the zone of influence. It is a nonsense that he can also say his measurements are 'approximate' as that is not good enough - note, when I asked ICON Water for such information they stated I would have to have that surveyed ... implying that they did not know where their own assets were laid.

Hello, I am a licensed structural engineer with over 20 years of experience assessing existing residential structures, easement constraints, retaining walls, foundations, and excavation-related risks. I understand that ICON Water requires site-specific confirmation that the existing pool shed remains stable if the pipe protection envelope is excavated to full depth. My scope can include: • Review of ICON Water correspondence and prior applications • Site inspection and review of survey information • Assessment of the shed, retaining wall, eaves, and foundations • Zone-of-influence and temporary excavation analysis • Site-specific footing, bracing, or underpinning details • Structural calculations, drawings, and certification • Responses to reasonable technical comments I will distinguish permanent structures from removable equipment such as the pool filter and clearly identify where accurate asset surveying is required. Please provide the property location, existing plans, photographs, easement documents, and ICON Water correspondence.

Hi, After reading your description, I understand why this has become frustrating. Regulatory approvals involving easements often require technical evidence that clearly demonstrates structural stability, and that's exactly where I can help. I'll review the available documentation, evaluate the existing pool shed and surrounding structures, prepare site-specific structural details, and provide the engineering certification required for submission. My experience includes residential structural assessments and compliance documentation for councils and utility authorities. I believe a well-supported engineering report can address the technical requirements while clearly documenting the existing site conditions. I look forward to assisting with your project. Thanks Princeton

Greetings, Based on your brief, my services would include: • Review of the existing shed and surrounding structures • Assessment of the easement and zone of influence • Site-specific structural analysis • Detailed structural drawings • Engineering certification for regulatory submission • Compliance with applicable local building standards I've worked on residential structural projects involving existing buildings, retaining structures, and approval documentation where engineering justification was required. My focus is producing clear, technically sound documentation that satisfies reviewing authorities while reflecting the actual conditions on site. I'd be pleased to discuss your documentation and the next steps. I look forward to working with you. Best regards, Paloma

I can provide a site-specific structural assessment and certification for your existing pool shed and related structures affected by the easement requirements. I have experience with residential structural evaluations, small structure design, and preparing engineering documentation to address compliance concerns, stability risks, and authority approval requirements. I will review the available site information, assess the impact of the easement and zone of influence, and prepare detailed structural drawings with supporting certification from a qualified structural engineer. Project Sample: I have completed residential structural assessments involving existing sheds, retaining structures, additions, and permit/compliance issues requiring engineering review and certification for local authorities. Estimated Timeline: The assessment, structural detailing, and certification package can typically be completed within a week, depending on site information availability and authority requirements. I will ensure the final documentation is clear, code-compliant, and suitable for submission to the relevant approval body.
