1. Dependant Living Accomodation (effectively a duplex) Home. Single or double garage.
Main residence to consist of 3-4 bedrooms with study or Computer Nook. Up to 2 bathrooms plus alfresco.
Secondary residence is to be no larger than 85sq/m internal, excluding garage and alfresco/outdoor living area.
Site has a 17 metre northern frontage, with a 6m setback x 35m in depth. Side setbacks are 1.5 excluding eaves.
A zero lot boundary can be used on eastern boundary to 9metres (Garage etc)
Property is to appear as one dwelling from street, with single driveway access.
Secondary dwelling can be detached from Main, however this will increase slab and site costs. A fire wall is to be in place if it is a traditional duplex style.

2. Duplex/Unit - these are a smaller design to fit small lots but with accomodation density.
Main Residence can be any size but site constraints apply. Again Secondary Unit is no larger than above requirements.
Main Res van be a mirror image of Secondary unit. So a 2 bedroom, study/nook and alfresco would be suit site perfectly. These 'Units' a one level only with a 12-13 meter frontage allowable
Single garage only for each dwelling is required.
Community title site attached - as you can see lots are awkard to deal with, but am trying to create one or two designs at most to suit.
