Residential BIM LOD300 Modeling

I need a precise 3D BIM model for a residential project, developed to LOD 300 so every structural and architectural element is represented with the detail expected at the design-development stage. My main goal is to have a coordinated model that accurately reflects dimensions, materials, and relationships between components, ready for documentation, quantity take-offs, and future clash analysis. Please build the model in a widely used authoring platform such as Autodesk Revit, Archicad, or an IFC-compatible tool—whichever you prefer as long as it preserves object intelligence and parameters. I will supply PDFs and DWGs of plans, sections, elevations, plus any manufacturer data sheets I have; you’ll turn that package into a clean, well-organized BIM file. Deliverables: • Native project file (e.g., .rvt, .pln, or similar) with all families properly named and classified • IFC export for cross-platform review • A set of basic views/sheets that demonstrate geometry, levels, and key dimensions Before final hand-off, we’ll schedule a quick screen-share so I can walk through the model and confirm everything meets LOD 300 standards—full wall layers, window and door details, floor and roof assemblies, and any critical MEP placeholders.
