Texas‑Licensed MEP Engineer (Optional Architectural Services) for Gym

We are seeking a Texas‑licensed MEP engineer or a firm that can provide MEP only or MEP + Architectural services for a 6,203 sq ft Snap Fitness gym buildout located in Iowa Colony, Texas. This is a commercial tenant‑improvement project inside a new retail shell. We have CAD files, landlord requirements, and the Snap Fitness design package ready to share immediately. A. Scope of Work - MEP Engineering (Required) - Prepare a complete, permit‑ready MEP package including: (Mechanical (HVAC), Load calculations, Equipment sizing, Duct layout, Ventilation and fresh air requirements, Coordination with existing RTUs (landlord will verify locations) - Electrical (Panel schedules, Circuiting for cardio, strength, office, recovery, and sauna areas, Lighting layout, Emergency/egress lighting, Power for signage (if required), - Plumbing (Restroom and locker room layout, Shower feasibility, Water heater sizing, Drain locations, Tie‑ins (landlord will verify before cover‑up) - General Requirements i)Must be licensed to stamp drawings in Texas ii) Must comply with ADA and TDLR requirements iii) Must incorporate landlord construction requirements (provided) iv) Must coordinate with our general contractor as needed v) Must provide stamped PDF drawings and CAD files B) Approvals, Revisions & Site Visits i) Plan Approvals - Proposal should include: - Incorporation of landlord comments - Incorporation of city comments - Incorporation of TDLR comments (if applicable) ii) Revisions Please include: - At least one round of revisions after landlord review - At least one round of revisions after city comments - Clear pricing for additional revisions if needed iii) Site Visits / Inspections Please specify: - Whether a site visit is included or optional - Whether you provide construction support (answering GC questions) - Whether you provide inspection support if the city or landlord requests clarifications A site visit is preferred but not mandatory. C) Deliverables - Full stamped MEP plan set (PDF + CAD) - Mechanical load calculations - Electrical panel schedules - Plumbing riser diagrams - Architectural sheets (if selected) - Any required revisions based on landlord or city comments D) Timeline Please include your estimated turnaround time for: - First draft - Revisions - Final stamped set E) What We Will Provide - CAD files of the base building - Landlord/builder requirements - Snap Fitness design package - Equipment layout - Any additional information needed F)Budget Please submit your fee proposal along with: - Timeline - Number of included revisions - Confirmation of Texas PE license - Whether architectural services are included or optional - Whether site visits are included G) Optional Add‑On: Architectural Services (If Beneficial) If your firm provides architectural services, please include a separate optional fee for: i) Reviewing the current Snap Fitness layout ii) Identifying improvements to space efficiency, flow, ADA compliance, and restroom/locker room feasibility iii) Producing architectural drawings only if layout improvements are approved iv) Delivering permit‑ready architectural sheets: (Floor plan, Reflected ceiling plan, Interior elevations, Door and finish schedules, ADA clearances, Demising wall details) Please specify: Whether architectural services are in‑house or subcontracted Whether a site visit is included Whether the fee is fixed or dependent on scope
