Commercial Retail Renovation, AutoCAD Drafting, Architectural & MEP Drawing Package

We are renovating an approximately 8,100 square foot existing commercial retail building in Indianapolis, Indiana. The project layout has already been developed and is in the final stages. We are seeking an experienced commercial architectural designer or CAD draftsperson to convert hand-drawn plans into a professional AutoCAD drawing package and prepare a coordinated architectural and MEP drawing set for engineering review. This is an existing commercial building that will be redeveloped into multiple tenant spaces consisting of: * Cell Phone Store * Convenience Store * Laundromat The selected freelancer will prepare a complete, well-organized drawing package that accurately reflects the final layout and can be reviewed and finalized by our engineer. Scope of Work Existing Conditions * Convert hand-drawn plans into accurate, fully dimensioned AutoCAD (.DWG) drawings. * Model the existing building footprint (approximately 134.7 ft × 59.8 ft, about 8,100 SF). Architectural Drawings Prepare a coordinated architectural drawing package including: * Existing floor plan * Proposed floor plan * Demolition plan, if required * Tenant layout * Storefront modifications * Entry doors * Interior partitions * Dimensions * Room names * Door and window tags * Wall types * ADA clearances * Building sections and details as required * General notes * Code information * Cover sheet * Drawing index Proposed Tenant Layout * Cell Phone Store, approximately 800 to 850 SF * Convenience Store, approximately 3,100 SF * Laundromat, approximately 3,700 to 3,800 SF Utility & Electrical Coordination Revise the utility service area to accommodate: * One 800A CT meter * One 400A CT meter * One 200A lever bypass meter * Disconnects * Required NEC working clearances * Pad-mounted transformer location * Utility equipment layout coordinated with the architectural plans Mechanical, Electrical & Plumbing (MEP) Prepare coordinated MEP drawings including: Mechanical * HVAC equipment locations * Duct layout * Exhaust systems * Mechanical schedules Electrical * Lighting layout * Power layout * Exit and emergency lighting * Panel schedules * Equipment schedules * One-line diagram, if applicable Plumbing * Water distribution * Sanitary waste * Vent piping * Floor drains * Plumbing fixture schedule * Water heater location Schedules Include all applicable schedules, such as: * Door schedule * Window schedule * Finish schedule * Room finish schedule * Mechanical equipment schedule * Electrical equipment schedule * Lighting fixture schedule * Plumbing fixture schedule Deliverables * Editable AutoCAD (.DWG) files * PDF drawing set * Fully coordinated architectural drawings * Coordinated MEP drawings * Complete schedules * Drawing package organized for engineering review The project is largely finalized. We anticipate only one or two minor revision rounds before the drawing package is complete.
