Modern Residential Permit Plans

I'm seeking an experienced designer to create building permit application plans for a modern-style, wood-frame residential project in Mendocino County, California. Requirements: - Start with existing elevations and floor plans in SketchUp. - this building is 38’ x 80’, non-residential. It will be permitted as a utility building. - foundation is slab on grade - Incorporate desired structural approach (wood frame). Goal is to use 2 longitudinal beams (along the 80’ axis) to carry the weight of the roof structure, with a ridge board to connect the rafters at the top of the gable. The roof structure will be hand cut - no trusses. The two longitudinal beams can be tied - Ensure all plans meet Mendocino County building permit standards. - I am looking for someone who can take these designs and convert to permit-ready plan sets - the ideal engagement would be one where we agree on an hourly rate to clarify and make any necessary adjustments to the design, and then a fixed cost to generate the plan set without any further changes - I have more images that describe the interior wall layout (very few - this building’s primary function is as a large open space), and ideas for wall construction. I first want to find the person who I can work with successfully before sharing further details. I am constructing this building as an owner-builder, and am flexible with respect to construction specific. As this is a utility building, and I am the owner-builder, materials costs are going to be a primary driver of the chosen approach.
