Property Expense Accrual Workbook

Each month I pull a general-ledger dump for the properties we manage and, right now, I spend far too long re-keying numbers to work out what still needs to be accrued. I’d like a single Excel workbook where I can just paste that raw ledger and have everything flow through automatically. Here’s what I need the file to do: • One “Input” tab where I can copy-paste the monthly GL export without touching formulas. • Power Query or another refreshable method that cleans the data and feeds the rest of the model. • Separate schedules that show accruals in detail per account (that level of detail is essential for our close). • Automatic identification of contract expenses—Maintenance, Cleaning services and Security services—and calculation of how much to accrue for each at month-end. • The same for utilities: Electricity, Water and Gas, with clear subtotals. • A summary page that rolls the figures up for easy posting into the accounting system. • Light, intuitive formatting so a non-Excel-guru (me!) can follow the flow, plus brief instructions baked into the file or as a short PDF. If you’re comfortable building dynamic, user-friendly Excel models—using lookups, tables, Power Query or VBA where it truly helps—this should be right up your alley. Accuracy and ease of use are more important to me than fancy visuals. I’ll provide a sample GL dump once we start so you can test.
