I have just taken possession of a 2-bedroom flat with an effective carpet area of about 650 sq ft and I’m ready to transform it into a modern, premium-looking home that still feels light and spacious. The living room will set the tone for the entire apartment, so we’ll tackle that first, giving special attention to the décor elements in a clean, minimalistic style. Think subtle statement pieces, restrained colour palettes, and textures that quietly elevate the space rather than crowd it. Across the flat I want unified design language—simple furniture with crisp lines, warm layered lighting for a cosy yet luxurious ambiance, and concealed wiring or appliances so nothing distracts from the architecture. Storage is critical, but it must be cleverly integrated so every room remains visually open and circulation stays comfortable. Materials should be durable, low-maintenance, and clearly specified so future upkeep is simple. To keep everything on track, I’ll need: • Concept mood boards and a keyed floor plan • 3D visualisations or walkthroughs for all rooms (living room first) • Detailed furniture layout with storage solutions called out • Lighting plan with fixture specs and dimming scenes • A finishes and materials schedule highlighting ease of maintenance • Installation drawings where concealment is required (electrical, AV, cabinetry) I’ll review each stage against three acceptance points: spatial flow, visual harmony, and practicality of maintenance.
