I hold pdf plans for a 2 level SDA High Physical Support design (Specialist Disability Accomodation). The goal is to alter the design and to test fit the design on an 800m2 site thus creating a legacy property opportunity for the future owner that will accomodate a luxury apartment on level 1 and 2 x 2 bedroom sda apartments for retirement income on the ground level. Car parking requirements and setback requirements to be supplied in a poject brief. Initiall requirements will be for draft plans of both levels, site fit. site cover calculations , GFA and GBA . Essentially your preliminary draft will for used at a local council pre lodgement meeting. The designer will need to refer to the design standards for SDA which I will supply. Penthouse apartment should be about 200m2 with 30m2 patio and SDA apartments efficient between 90m2 and 120m2 floor area. The more efficient the better to help the project work but to still offer lifestyle for participants. The look of the project should be as per the example plans attached with efficient undercroft parking and cost efficient building design to allow for strata titling of the project in the future. The project could turn into a full design package yet at the moment my requirements are draft and conceptual . A full detailed survey of the site will be supplied and scope statement.
