My four-storey building is already standing; what it needs now is a striking modern face that respects the existing structure. I want a front elevation concept that balances clean glass surfaces with confident concrete planes, accented by well-proportioned balconies, generous floor-to-ceiling windows, and subtle decorative lighting that highlights the façade after dusk. You will work from the as-built dimensions I supply and create a design that can be executed without structural alterations—cosmetic cladding, railing details, lighting fixtures, and window framing must align with the current column grid and slab edges. A good eye for rhythm, proportion, and material junctions is key so that the glass and concrete read as an intentional composition rather than an overlay. To move the project forward I’ll need: • A detailed coloured front-elevation drawing showing materials, joint lines, balcony rail designs, and lighting points • At least two perspective renders (day and night) to visualise the glass reflections and illumination strategy • A concise material legend with recommended glass spec, concrete finish, and fixture models Deliver the drawings in PDF and the editable file (AutoCAD, Revit, or SketchUp—whichever you normally use). Renders can be from Lumion, V-Ray, Enscape, or similar as long as the final images are high-resolution. Once I approve the concept, minor tweaks such as colour tone or fixture placement are expected and included. I look forward to seeing a modern frontage that lifts the building’s street presence while staying practical for the contractors on site.
