hi all

the land measurements are given in meters on the image and is flat land
I would like to design sketch a townhouse concept on the property with measurements attached

the land can only be utilized 50% the land size is 1366 m2 and only half of that can be built on balance can be used as green areas and parking

my idea is to have 12 townhouses on the property with 24 minimum parking and more if possible
each townhouse size should be 56m2 ground floor and and 56 m2 second floor so total 113m2 each town house ground and second floor

the second-floor roof to be pitched with height to create a attic and allowing at least 8ft standing height in the attic with step access

the setbacks to be used 10 ft on left side 10 on right side
15ft on front and 15 ft on back of property
