    What is your opinion about West side if instead of balconies we had the actual bldg (west wall of living space) projecting say 4 feet there from 2nd to 4th floor? From the structural engineering viewpoint. i have heard that causes problems with load bearing, also with permitting and cost. i see a few houses around with 2nd story projecting over the alley parking, but not 4 stories. Does anyone have experience with that?
    Or maybe only projecting 2 ft on 2nd floor, then above that, 4 ft on 3rd and 4th floors might be better supported.

      Hii sir in case of load bearing structure it is not advisable to project the portion, also even if projected initially it do not show any effects but after some period of time it may lead to development of cracks on the wall. Also it may lead to increase the budget of the construction. It is my suggestion based on my knowledge as a Fresher Civil Engineer.

      My self being a Civil Engineer I still stick on to what I had said before, constructing more than 3 floors in load bearing structure itself is not advisable. In that case, if you also move on with projections it again increases the risk factor as the complete load will be acting on the walls of ground floor before discharged into ground. Where as if you are planing for framed structure you can have projections of even 10 ft. but in this case it is risky to go with projections on load bearing structure. That's the reason why u have not noticed any 4 storey buildings with projections in and around your surroundings.

      Parking has to be on alley, west side. I don't want to lose so much space on south side.

      Thank you for the entries. I think mostly they would be a problem to get a permit as they would not be seen to be single family units. it has to looks like a single family unit while having potential to easily convert to 3 units.

      Looks like typical size of 4 BR 4 BA apartment is 1500 sq ft.
      1800 sq ft condos in our area typically 4 BR
      So maybe 4 BR, a family room and an office might be good - cut it from 8 BR to 6 rooms

      I divided the floor by 4 sub units. each sub unit has tow bedrooms that means there are 8 bedrooms. would I make it 6 bedrooms? please clear this. can I provide here the link to download architectural symbols ?

    hello sir.. can you please provide or clarify the land measurement?? i think that could be the numbers in the excel page.. the # 40 in the alley srteet and the # 45 in the south facade.. im asuming that those numbers are the meters.. so the land measurement is 40mtr X 45mtr? let me know if im right please.       The stairs are 3 feet wide according to the grid. which is 40 x 45 feet. i don't know what the little numbers mean. maybe millimeters? it's just an image i found on pinterest, i liked the design how the stairs turn

    Hello, could you please clarify if the subdivision is to achieve 4 apartments (each with its kitchen), or if there will be 4 apartments that share a common kitchen and living space. Thank you.

      Hi Gisela, that is an important question. There can be only 1 kitchen per floor. The idea is to arrange the space to make it suitable for renting single rooms separately. So they can have "private entrances" but only through a common living area (except maybe on the ground floor where there can be more than one exterior door.)
      The 1 kitchen can be either shared with everyone on that floor, or it can belong to a master bedroom, or it can be flexible depending on what people want to rent at any given time.

      I think this is kind of like a co-housing space then? Would you like the bathrooms to be en-suite (each bedroom have private bathroom that can only be accessed from inside the bedroom) or the bathrooms are shared?
